Randstad is seeking a reliable, skilled, and detail-oriented Maintenance Technician to oversee the upkeep of our residential rental portfolio. This role is ideal for a "jack-of-all-trades" who possesses specialized knowledge in HVAC systems. You will be the primary point of contact for resident work orders, turnover repairs, and preventative maintenance to ensure our properties remain safe, functional, and high-quality homes.

salary: $62,000 - $65,000 per year

Responsibilities

Key Responsibilities

HVAC Maintenance & Repair

• Perform routine seasonal maintenance on heating and cooling systems (filter changes, coil cleaning, condensate line clearing).
  
  
• Troubleshoot and repair residential HVAC units (furnaces, AC condensers, heat pumps).
  
  
• Diagnose electrical and mechanical faults in HVAC systems.
  
  

General Repairs & Plumbing

• Address general plumbing issues (clogged drains, leaking faucets, toilet repairs, garbage disposal replacements).
  
  
• Perform minor electrical work (replacing outlets, switches, light fixtures, and smoke detectors).
  
  
• Handle basic carpentry and "handyman" tasks (drywall patching, cabinet hardware, door adjustments).
  
  

Property Turnovers & Inspections

• Conduct "make-ready" tasks to prepare vacant units for new tenants (painting, cleaning, flooring repairs).
  
  
• Perform move-in and move-out inspections to document property conditions.
  
  
• Conduct regular preventative maintenance walks across the portfolio.
  
  

Resident Relations & Administrative

• Respond to emergency after-hours maintenance calls on a rotating schedule.
  
  
• Communicate professionally with residents regarding the status of their repairs.
  
  
• Maintain accurate records of work completed, parts ordered, and time spent per unit.
