Responsibilities
- Preventive Maintenance (PM): Performing routine inspections, lubricating parts, changing filters, and testing systems (HVAC, fire alarms) to stop problems before they start.
- Troubleshooting & Repair: Using diagnostic tools (like multimeters or thermal imagers) to identify the root cause of mechanical or electrical failures and fixing them.
- Facility Upkeep: Handling general repairs such as drywall patching, painting, plumbing (leaky faucets), and basic carpentry.
- Safety Compliance: Ensuring the workplace meets OSHA standards, performing "Lockout/Tagout" (LOTO) procedures, and keeping exits and safety equipment clear.
- Documentation: Keeping digital logs in a CMMS (Computerized Maintenance Management System) to track what was fixed, what parts were used, and when the next service is due.
